@dalectron, Regarding the financials, hope this helps to briefly explain. We use three scenarios to project hotel room occupancy: the best case, realistic case, and worst case. Our booking rates will range from $100 to $150 per day, depending on the season.
Realistic Scenario: Typically, all 30 days of a month are fully occupied, especially during peak seasons in April, October, November, and December. During these peak seasons, we charge $150 per day.
Worst Case Scenario: This usually occurs in January, February, and July, with an average of 12 days of occupancy. During these low seasons, we charge $100 per day.
Average Scenario: For all other months, we see an average of 22 days of occupancy, with rates around $100 per day.
Considering these rates and occupancy patterns, investors can expect an average monthly earning of approximately $1,200 from their investment. This balances the best, worst, and realistic scenarios, resulting in an annual percentage yield (APY) of around 22%.
